Weird and Wired for technology – Austin, TX is wonderful!

Calling all hipsters!  Austin is a lively, unique city…but it’s also an economic powerhouse. It’s hilly, green, highly educated, liberal, and laid-back. Once you’ve been here, you’ll see why Austin reigns supreme as the most livable city in the Lone Star State. Thousands of people are moving to Austin every month. It’s a magnet for entrepreneurs, college students, creatives, and especially hipsters. It’s also a great place for single people and married couples. And of course it’s ideal for families looking for a good place to raise kids.

Austin prides itself on being different from the rest of Texas. The unofficial slogan is “Keep Austin Weird.” If you are a liberal who doesn’t want to move to Texas, then Austin is probably the best choice for you. Especially if you think you aren’t going to survive living in the South. And if you’re a conservative or libertarian, well, Austin is still Texas. So, it’s a good place to live regardless of your politics. According to Forbes, Austin is now the fastest growing city in America. [1] Let’s look at why so many people are living in Austin.

1) Jobs

Newsmax reports that Austin is the number one city in America for job creation. There are now more jobs here than before the 2008-09 recession. Austin boasts a diverse economy. Many people find jobs in Austin working in the high-tech industry, state government, or at the University of Texas. The metro area is also home to two Fortune 500 companies; Whole Foods and Dell.

2) Low Unemployment

A strong job market obviously means low unemployment. As of May 2013, Austin has a 5.4% unemployment rate, below the national average. And keep in mind that many unemployed people move to Austin looking for a job…which skews unemployment numbers higher.

3) Low Cost Of Living

The cost of living in Austin, TX is less than East or West coast cities. Your dollar stretches farther here. Austin ranked as the 5th most affordable city in the country in 2012; where average annual wages are weighed against the average cost of living. Austin is one of the most expensive cities in Texas (when compared to places like Dallas or Houston), but it’s still affordable. Most of the extra cost in Austin is due to higher housing prices and rents. But again, it’s still Texas. So costs are lower for things like services, utilities, food, and gasoline.

4) Cheaper Real Estate

Austin didn’t experience the same real estate bust felt by the rest of the country, although there were some price declines. Homes in Austin are more expensive than other Texas cities. This make Austin less affordable overall. But house prices in Austin are still quite a bit lower than the national average. As of this writing the median list price for a home in Austin is around $294,000.

5) Entrepreneurial Vibe

Texas is a business-friendly state. It has lower taxes and fewer regulations. Many people move to Austin for the strong entrepreneurial climate. It’s a top destination for the creative class; artists, designers, writers, programmers, musicians, filmmakers and other entrepreneurs. And business owners have a large pool of talented and well-educated workers to chose from, given the proximity of UT and other colleges.

6) Great Nightlife

Austin is famous for nightlife. Party up with college kids on 6th Street, dress up and sip cocktails in the Warehouse District, or rub elbows with hipsters in East Austin. Or, take advantage of the Rainey Street bar neighborhood before it’s all turned into condos.

7) Longhorn Football

It doesn’t matter if you didn’t go to UT. If you live in Austin then the Longhorns become your hometown team. Watching a live game at the Darrell K. Royal Texas-Memorial Stadium is a must for every Austinite. Austin is also home to minor league sports teams including Austin Toros basketball, Round Rock Express baseball, and Texas Stars hockey in Cedar Park.

8) Parks & Green Space

Austin boasts over 19,000 square acres of parkland. Outdoor activities are one of the main reasons for moving to Austin. Run, bike, or walk your dog at Lady Bird Lake. Go swimming at Barton Springs or the Barton Creek Greenbelt. Water-ski off Pace Bend Park on Lake Travis. Or, hike the Bull Creek Greenbelt. Austin also has other outdoor activities like rock-climbing, camping, shooting, kayaking, paddle-boarding, boating, and spelunking.

9) Physically Fit

Texas isn’t known for having the nations slimmest residents. But despite the many amazing dining options in Austin, it actually ranks as the 11th fittest cities in the United States. Not too shabby.

10) Higher Education

Austin is home to one of the largest and most illustrious universities in the nation. The University of Texas at Austin is a tier one school with over 51,000 students. Austin also has several smaller local schools including St. Edward’s University, Austin Community College, Huston-Tillotson University, Southwestern University in Georgetown, Texas State University in San Marcos, and Le Cordon Bleu Academy. Austin is also home to the Texas School For The Deaf.

11) Day Trips

Visit lakes, wineries, and B&B’s in the Texas Hill Country west of Austin. Fredericksburg is a popular day-trip destination. Highlights include Enchanted Rock and the world-class National Museum of the Pacific War. This amazing World War II museum is located in downtown Fredericksburg. The Shiner Bock Brewery in Shiner is another day trip worth taking. Austin is fairly close to Houston, Dallas, and San Antonio. You can drive to any of these cities in several hours, or take a short flight.

12) Arts & Culture

Austin lacks a large art district like Houston or Dallas. But if you’re living in Austin you’ll find a thriving local arts scene with a variety of museums, art spaces, galleries, tours, and events. The Blanton Museum on the UT campus and the Austin Museum Of Art host traveling exhibits. The Texas State History Museum and the Laguna Gloria branch of the AMOA are also worth seeing.

13) Great Food & Restaurants

Austin is great place to live if you like food. It’s famous for breakfast tacos and brunch. Austin has many types of food to choose from. Once you live there you will be spoiled for options….Japanese, Tex-Mex, Cajun, BBQ, Mexican, Vietnamese, Dim Sum, Indian. Whatever you want, most likely Austin has it.

14) Formula 1

The new Formula 1 Circuit Of The America’s racetrack in Southeastern Travis county was completed in 2012. The track will host annual races for the next 9 years, with the economic impact similar to holding a Super Bowl each year.

15) Live Music & World Class Events

Austin is officially known as “The Live Music Capital of The World.” If live music is your thing then you’ll think you’ve died and gone to heaven. Austin hosts annual institutions like South By Southwest, which went from a music festival to a full-fledged music, film, and interactive event. Austin City Limits is another favorite. And there’s always events like concerts, car shows, rodeos, gun shows, tattoo conventions, and art shows.

Yes, there are some downsides to living in Austin. It’s really crowded now, so traffic is a major problem. It has no extensive public transit. And central Texas is hot and humid in the summer time. Fall, spring, and winter time can be very pleasant. Overall, you can see that the positives far outweigh the negatives. It’s entrepreneurial, youthful, diverse, and full of happy locals. If you’re moving to Austin, you’ll find that it’s a great place to get a job, start a business, get educated, or raise a family.

A promising look at Salt Lake City, Utah

A thriving creative class is a key feature of nearly every successful modern city. A vibrant culture is not only valuable in its own right, it also often serves to attract and inspire talented workers in non-creative fields, creating a rising tide that benefits the entire city. However, that very same rising tide often lifts housing costs and other living expenses, which consequently puts a strain on the budgets of those creative workers.

Indeed, the financial realities of creative fields such as dance, photography and music   often mean that creatives cannot afford to live in many of the places where they have historically had the most success and influence. Cities like New York and Los Angeles have, simply put, become too expensive for many working artists.
So which cities present the best opportunities for today’s creative workers? To answer that question, SmartAsset compared the cost of living in major U.S. cities to the concentration of creative workers in those cities. We considered 28 different professions in our analysis, including jobs like graphic designer, choreographer and photographer.
Salt Lake City, Utah
The only western city to crack the top 10, Salt Lake City scored well for both its low cost of living and the high number of professionals in creative fields in the area. The Salt Lake City metro area has the 11th highest concentration of creative professionals of any U.S. metro (there are over 400), with 109 creatives for every 10,000 workers.
These jobs are supported by a strong arts scene, with a premier art museum in the Utah Museum of Fine Arts, a world-class ballet company in Ballet West and numerous annual music and art festivals like the Living Traditions Festival and the Utah Arts Festival. Salt Lake City is also one of the screening locations for films participating in the Sundance film festival, widely considered to be one of the best independent film festivals in the world.
Top 10 Cities for Creatives:
1. New Orleans, Louisiana
2. Salt Lake City, Utah
3. Kalamazoo, Michigan
4. Austin, Texas
5. Nashville, Tennessee
6. Columbus, Ohio
7. Omaha, Nebraska

The son had also been given a property portfolio worth around $30 million and received around up to $10,000 a month from his father.

The 20-year-old son of a Swiss millionaire set fire to a Ferrari so he could get a newer model.

The 20-year-old says he was advised by a car dealer to commit insurance fraud. He hatched a plan with friends to set fire to his car, but to cover his tracks decided to do so over the border in southern Germany.

He paid three accomplices around $15,000 while he visited a massage parlor.

Solar Panels -the hardest working power source under the sun.

Benefits of solar energy:

Solar energy is not only sustainable, it is renewable, meaning we will never run out of it.

It’s as natural a source of power as it is possible to generate electricity.

The creation of solar energy requires little maintenance. Once solar panels have been installed and are working at maximum efficiency there is only a small amount of maintenance required annually to ensure working order.

The beauty of silence- Solar panels are silent producers of energy. There is absolutely no noise made from photovoltaic panels as they convert sunlight into usable electricity!

Ongoing improvements, updates, and advancements in solar panel technology which increases efficiency and lowers production expense, thus making it even more cost effective.

Environmental kindness- During operation solar electricity power plants produce zero emissions!

Selling and Listing Residential Real Estate in a time of Social Media

More than 1 billion people in the world are on Facebook, including over 175 million Americans’ that is, every 1 in 2 American adults. Twitter recently surpassed 400 million accounts. LinkedIn boasts over 200 million users. Realtors want to take advantage of these trends, by using social networks to promote themselves and broadcast their messages, but few are fully reaping the rewards.

If you stop thinking like a marketer and start thinking like a customer, you’ll understand the secret to social media is in the “social” more than in the “media”. It’s in being human, and being the sort of person at a cocktail party who listens attentively, tells great stories, shows interest in others and is authentic and honest. To put it simply, the secret is to be likeable.

Realtors, this could be your listing!

Here are six tips to be more likeable and ensure great success using social media:

1. Listen first and never stop listening

Before your first tweet, search Twitter for people talking about your company and your competitors. Search using words that your prospective customers would say as well. For example, realtors should use Twitter and Facebook to search for people using the words “looking for a realtor” or “need to find a good house” in your town. You’ll be surprised how many people are already looking for you.

2. Don’t tell your customers to “Like” you and “Follow” you, tell them why and how they should

Everywhere you turn, you see “Like us on Facebook” and “Follow us on Twitter”. Huh? Why? How? Give your customers a reason to connect with you on social networks, answering the question “What’s in it for me?” and then make it incredibly easy to do so. Note the difference between these two calls to action: “Like our page on Facebook” vs. “Get answers to your real estate questions on our Facebook page.”

3. Be authentic

Your customers don’t want to read impersonal posts about the importance of keeping in touch with their REALTOR®. Instead, be human and be yourself. Are you sponsoring a Little League team in your town? Share it with your fans! Know a few real estate jokes? Tell them! Imagine how much positive feedback you would get if you asked: “Why didn’t the hipster realtor show the oceanside mansion? – It was too current.” Write posts that show your company’s personality and watch your online community begin to engage and grow.

4. Why ask questions?

Wondering why nobody’s responding to your posts on Facebook? It’s probably because you’re not asking questions. Social media is about engagement and having a conversation, not about self-promotion. If a realtor posts on Facebook, “Come in and see what’s on the market today,” nobody will comment and nobody will call to make an appointment. If that realtor posts a question as simple as  “What’s your favorite shutter style?” people will be more likely to comment online and engage with the company. Better yet, if the realtor asks “What’s the best part about home shopping?” think of the number of people who will comment on the post and bring attention to the company.

5. Surprise and delight your customers

Want to bring more attention to your company’s social media pages and become more likeable over all? Learn ways to surprise and delight your customers on a regular basis. Offer contests and raffles or encourage your community to join the conversation for a chance to win local gift cards that show off a town’s personality. Remember, free is like magic and a delighted customer will share their experience with friends and family.

6. Share pictures and videos to tell stories

People love photos. The biggest reason Facebook went from zero to 1 billion users in nearly 10 years (yes, Facebook will be celebrating its tenth year this February!) is photos. Photos and videos tell stories about you in ways a text alone cannot. You don’t need a big production budget, either. Use your smartphone to take pictures and short videos of customers and cool things around town. Then upload them directly to Facebook, Twitter and LinkedIn. A picture of a young couple in front of their new home is Facebook gold. Try a video featuring testimonials from your happy customers! A picture really is worth a thousand words – and a video is worth a thousand pictures.
